Job Description:

The Superintendent is responsible for coordinating subcontractors, material, and equipment, ensuring that specifications are being strictly followed, and work is proceeding on schedule, within budget, and to the quality of workmanship specified. The Superintendent is responsible for scheduling, job site paperwork, inspections, site safety, and job site cleanliness. Duties and Responsibilities Actively support HSLCS values at all times. Be on time, set priorities, and personally accountable for the functions associated with the assigned position and project. Maintain a positive relationship with Clients, Architects, Engineers, government representatives, and other project stakeholders to facilitate construction activities, while keeping everyone informed and involved. Manage the setup of all equipment, furniture, utilities, and interior layout of the field office, including proper site signage. Manage the organization of field office, including all plans hanging clearly labeled, RFI binder, Safety Binders, Specifications, and owner approvals. Confirm all permits and licenses have been obtained and post in a weatherproof bulletin board all required safety notices. Ensure all permit inspections are fully approved and Certificate of Occupancy or Letter of Completion is issued by all jurisdictions having authority. Assist Project Manager with a detailed review of all plans and specifications. Report all inconsistencies and discrepancies in writing to the Project Manager. Manage the planning and supervision of all onsite employees and subcontractor activities, including but not limited to, determining the method of construction, manpower levels, material quantities and deliveries, equipment requirements, temporary power sources, and work schedules. Manage onsite HSL employee attendance and timesheets on a daily basis and ensure timesheets are accurate and submitted to HR before the deadline. Coordinate all inspections with local jurisdictions. Prepare the master job schedule in coordination with the Project Manager and provide a weekly update. Update Project Manager regarding any logistical changes as the job progresses to improve schedule. Utilize schedule with two weeks look ahead to anticipate needs and control project. Prepare additional short-term schedules, as needed, to coordinate specific work projects and convey to trades. Use mobile device applications for communicating with the project team regarding RFI's, submittals, scope changes, quality, and safety observations, inspections, and punch lists. Ensure construction complies with the approved drawings, specifications, and owner requests. Be actively involved with every subcontractor; have knowledge of their subcontract and their responsibilities. Discuss problems and conditions with subcontractors as they arise. Insist on quality of work and cooperation by subcontractors. Do not allow unacceptable or inferior work to be installed on the project site. Should inferior work be installed, ensure that it is corrected immediately. Responsible for the coordination, creation, implementation, and completion of quality checklists, punch lists, etc., and ensure all items are completed. Address potential problems, work interference, schedule difficulties, etc., and circumvent/resolve such problems as required. Maintaining an updated set of subcontract and purchase order files, as well as an accurate record of what materials are stored on-site and what materials are yet to be delivered. Maintain a current set of as-built documents for both Architectural and Civil plans. Attend all Jobsite meetings with engineers, architects, project manager, owner, government entities, and other applicable parties to ensure work complies with drawings, specifications, and schedule. Conduct weekly (or more often if needed) job scheduling meetings to coordinate subcontractors and maintain meeting minutes. These must be given to the Project Manager. Conduct weekly (or more often if needed) safety toolbox talk meetings and maintain meeting records. These must be given to the Project Manager and/or Safety Officer. Ensure subcontractors working on-site are applying safety principles appropriately on the Jobsite, make statements, and ask questions to ensure subcontractors and HSLCS employees are thinking about safety at all times. Superintendent must ensure subcontractors follow all safety rules and the HSLCS safety program and write up subcontractors daily if rules are not followed. A log of violations must be kept in the field office. Ensure the job site is always kept in a clean and organized manner. Open the job site at the beginning of the day and secure the job site at the end of the day. Ensure the job site Storm Water Pollution Prevention Plan (SWPPP) best management practices are in place and maintained. Provide written inspection reports weekly and within 24 hours of 0.5 rainfall. SWPPP deficiencies must be repaired or corrected within 5 days of the inspection date. Retain all records and give them to the Project Manager at the end of the project. Maintain a daily log of activities on the job site. This must be submitted to the Project Manager daily through a digital software program. Responsible for charge accounts. Receipts must be submitted within 3 days for all purchases made on all accounts, including Home Depot, Dunn Edwards, etc., and emailed to the Project Manager. Accountable for the safety and security of all HSL documents, files, paperwork, etc., both on Server and hard copies. Items must be given directly to the Project Manager or uploaded to a specified file. Performs any additional duties assigned by the Project Manager or VP of Construction. Qualifications and Requirements Strong leadership, communication, and problem-solving skills Independent judgment and initiative abilities Ability to make quick decisions, answer questions, and direct multiple subcontractors Positive attitude and professional customer service skills Basic computer skills required, including working knowledge of Microsoft Office suite Ability to learn Procore software systems to track day-to-day operations Travel to and from the job site(s) as assigned A driver's license and valid insurance is required and a good driving record Safety Requirements Ensure subcontractors enforce their Safety Program including holding Toolbox Safety Meetings Refer to and adhere to the HSLCS Safety Manual and all OSHA regulations Retain copies of all site-specific SDS per GHS Education and/or Experience Minimum of 10 years previous experience in the construction industry, or equivalent combinations of education and experience Completed high school and/or received GED Ability to read and interpret documents such as building and site plans, safety rules, operating and maintenance instructions, and procedure manuals Ability to write routine reports and correspondence and speak effectively before groups Successful completion of the OSHA 10-Hour class, at a minimum. Training must be maintained every-other-year OSHA 30-Hour class is encouraged Conversational in Spanish is preferred Equipment Requirements Safety shoes and a hard hat must be worn at all times Other equipment, such as safety glasses, vests, masks, gloves, etc. as tasks dictate, will be provided Physical Demands Work at a construction site with duties performed both indoors and outdoors Regularly sit, squat, bend, stoop, crouch, kneel, stand, walk, and use hands and fingers to operate a computer and other machines Have endurance and ability to visit the entire job site, including stairs and other elevated structures; likely walking 6-8 miles daily Must be able to lift and/or move up to 50 pounds Work Hours Ability to work long, unsupervised hours; an average of 10-hour days Consistently at work and on-time. Arrives at meetings and appointments on time. Ensures all work responsibilities are covered when absent Additional off-hours and/or weekends may be required to meet project deadlines Employment Type: Full Time Years Experience: 10 - 15 years Salary: $50,000 - $80,000 Annual Bonus/Commission: Yes
